Real estate is a numbers game. But it’s possible you’ve fallen into the trap of looking at the wrong numbers. I know I once did.

Years ago, when I was a principal, I thought the key to success was sales, sales and more sales. Then one day, though, it hit me like a brick in the back of the head: it’s not what you make, it’s what you keep that counts.

Let me run two scenarios by you, and you tell me which sounds better:

  • Scenario 1: You make $100 in sales, but you pay out $85 in costs, (rent and other expenses), leaving you with $15.
  • Scenario 2: You make $90 in sales, but your costs are $60, leaving you with $30

Industry leader calls Australia’s franchise model into question

The head of one of the industry’s biggest real estate groups has said franchise fees should be questioned, as they penalise agents for being successful.

“The more successful you are, the more you pay – that might make sense for a tax system, but it makes far less sense for a real estate system,” Paul Davies, One Agency’s founder and CEO, said.

Mr Davies added that this was the result of an old fashioned franchise business model that’s weighted heavily in the interest of the franchisor.

Why making more sales in 2021 is less important than you think

Have you got a goal for 2021? If not, let me suggest a goal for you – one that might take you by surprise.

No, don’t aim to make more sales in 2021. Instead, set yourself the goal of making more profits.

Last year was crazy. But it wasn’t completely unexpected – because if you study history, you know crises happen from time to time. Sooner or later, another one will occur. Maybe next year; maybe next decade. Nobody knows. All we know is that another crisis is coming.

So in 2021, whether you’re an agent or a principal, your goal should be to become more profitable. That way, no matter what happens in your local market, your business will be sustainable.

Of course, one way to increase your profits is to win more listings. But it’s also possible to make more money while making fewer sales.

How switching real estate brands gave me the value I was looking for

Back in 1997 when I first became principal, it made sense to join a long-established franchise group. They provided me with the tools I needed for my business to grow and succeed. And it did, as my agency quickly became one of the leading franchise offices for this national brand. 

But that was then – and the internet has completely reshaped the property landscape in the subsequent years.

Everything’s online. And not just the homes we sell and rent, but also all the technology, systems, forms and documents you need to run your business successfully.

The biggest lesson I’ve learned from this crisis

For a moment, I want you to imagine it’s 2019 – back when none of us had heard the term ‘coronavirus’.

It was a golden time, right? Well, no, it wasn’t, it was a tough year for many. My group, One Agency, has more than 150 licensees across Australasia, and when I visited our principals and agents, I saw just how many of them were operating in tough real estate markets.

Some, though, were thriving. Why? Because they’d built businesses designed not for summer but winter.

Fast forward 12 months and those principals and agents are still doing well, despite COVID.

That leads on to the biggest lesson I’ve learned from this crisis: you can never predict what will happen to your local market or the wider economy. So you need to build a business that can do well in any environment. How? By doing these three things:

  • Protect your revenue
  • Minimise your costs
  • Master your mindset

How to protect your revenue

Sales revenue is unpredictable, because you have no control over whether your local market goes up, down or sideways.

Property management revenue, though, is largely predictable, because rents are much less volatile than sales prices and volumes. That’s why every agency with a rent roll is safer.

Big or small, even one-person agencies can build rent rolls – you just outsource the different property management functions to freelance staff. One Agency has businesses of every size, including several solo operators, who do sales while managing more than 50 properties.

How to reduce your costs

You have limited control over your revenue, but you have complete control over your costs.

Remember: it’s not what you make, it’s what you keep that counts. That’s why you need to minimise your fixed costs and take a close look at your variable costs. Some ideas include:

  • Move from expensive main street premises to a cheaper, less visible office, or virtual office – these days, a strong digital presence is much more important than a strong physical presence
  • Send some tasks offshore – outsourcing will not only save you money, it will also make it easier for you to scale up and down when your revenue rises and falls
  • Refinance your debts – interest rates are at record lows, so you could potentially save thousands of dollars per year by investigating current lower-rate loans
  • Hold your group accountable – if you work with a branded group, research the market to see if you can find a group that will give you the same service for lower fees, as there is no such thing as a best brand, only a best operator

How to master your mindset

During my decades in real estate, I’ve learned that the market always turns – for better and worse.

You need to build a mindset that can handle these ups and downs. You can’t allow your mood to go up and down in tandem with the market, because that’s not sustainable.

When the market is booming, you need to remain level-headed; when the market is tanking, you need to remain optimistic.

Have a plan, work the plan and reset as necessary. A strategy with a goal keeps you focused.

So work hard on yourself. Hang out with positive people. Read personal development books. Take care of your physical and mental health. If you’re feeling down, don’t be afraid to ask for help.

Why Covid 19 has many agents thinking about leaving

Real estate has long been a ticket to easy money, of course the reality is VERY different.

Being part of a competitive industry that is subject to supply and demand market fluctuations means you have a fluctuating income. And, it can be challenging to stay on top of finances. As much as it is essential to prepare for rainy days, if you are not making a lot of money, this may not be possible.

The onset of Covid 19 and the economic and social implications of lockdown have brought the reality of this home to many.  Whilst some have re-evaluated their career choices and are considering leaving the industry, others took the opportunity to reflect on the way they operate in the industry.

While some people think that Agents keep every $ of commission they receive, the reality is very different. Whether you work within a franchised office, as a sole trader, or as a Principal, there are costs-for-doing business, and fee split responsibilities.  Whilst researching my book ‘How to Profit in Real Estate Business Ownership’ I found the cost to run many offices is as much as .90c in the dollar, leaving little margin for a rainy day.

During the lockdown period I spoke with many agents and business owners.

Joanne Danckwardt was so impressed with the One Agency business model where she had worked as a sales agent for three years, that she bought the business.

She has worked in real estate for 20 years, 5 of those as a valuer, and joined Sally Absalom in the Illawarra 4 years ago, after Sally took a One Agency license. They had previously worked together at McGrath.

Mark Mitchell Invests Commission Back Into His Own Business

Mark Mitchell opened his One Agency business in January 2016 and is trading as One Agency Mark Mitchell Real Estate in the Geelong region of Victoria.

He wasn’t interested in going with a traditional franchise and didn’t want to take the risk of setting up as an independent agent, so the One Agency business model appealed to him.

“Being my own boss and also the decision maker was a big deciding factor for me,” says Mark, who has worked in real estate for the past 5 years. “I also love to have the flexibility to make challenging calls on winning a listing or losing one.”

Other factors that resonated with Mark were: receiving 100% of his commission directly back into his business. He also flags that cash-flow in any business is critical and so being paid in a timely manner was a huge factor.

“To wait a month after settlement to get paid for work I busted my butt off to get was so frustrating,” he says. “It really annoyed me, how, as the agent I was always the one who got paid last, weeks after the office and marketing were paid. I saw a lot of agents leave the industry because of this.”

“I was spending thousands on marketing myself and branding the company’s name, mostly  out of my own pocket, then having to split a great chunk of it away. I thought that if I’m paying to brand someone else’s business myself, with no marketing budget allowance from them, then I’d be better off spending my money on my own business, keeping all the commission and invest it back into marketing for myself.”

Huge Enquiry in New Zealand for the One Agency Brand

One Agency this month celebrated the opening of its second office in New Zealand since launching the first, in Warkworth in late August.

The new member, Naomi Brooking and her team of five commenced this week in the Porirua market and will shortly launch in Johnsonville and Khandallah, New Zealand. With a number of listings already being promoted, Brooking seems on course to maintain her market-leading record in the region.

Why Gaven Whalley Chose One Agency Over Independent

Real Estate business owner Gaven Whalley has been in real estate for the past 15 years and started One Agency North Haven on the Mid-North Coast of NSW almost three years ago.

He saw One Agency Kempsey and instantly liked the striking yet simple branding of the real estate business.

“As a long term local, the One Agency business model really fitted into my area. I liked the classy brand and the low fees. The fact that there aren’t too many constraints was also a big selling point for me,” says Gaven.

One Agency Real Estate Business Expands

It’s been a busy month here at Head Office, with a move to a larger office here in the same building and as our real estate business expands, so does our One Agency family.

We’ve welcomed new members; Bryan Gamarra from Braddon in the ACT and Harry Triandas from Ramsgate in NSW. 

We are also in the process of signing up our first New Zealand members and are looking forward to establishing our One Agency across the Tasman as our real estate business expands there. We’ll be announcing who they are very soon.

Two of our Australian members have taken up 2nd and 3rd licenses, and another has taken up a 4th and 5th license, which is a great credit to them and shows how successful a One Agency real estate business can be.

Lindy Harris found the perfect fit for real estate and started her real estate business with One Agency after working for an independent real estate agency where she ran the sales department.

One Agency Real Estate Group Showing Rapid Growth

We held our second One Agency Conference of 2014 at The Westin in Sydney last week with rapid growth and a record number of attendees in excess of 100 people. Managing Director, Paul Davies says:

“I can’t tell you how delighted we were with our ‘ONE Big Conference’, how inspiring it was to us and also to our members. We are seeing a rapid rate of growth which shows that ONE Agency has come a long way over the past five years. Membership is increasing steadily and we are on track to again double our numbers this calendar year.”

Most attendees agreed that Dr Fred Grosse was the highlight of the day. For those of you who couldn’t make it, we will be sharing the audio recordings of Dr. Grosse’s sessions very soon. The One Agency Member Panel boasted Anita Ellis-Case, Stephan Siegfried, Andrew Reeves, Vince Salvatore and Scott Crossman as contributors. This is always an extremely popular segment as members discuss their experience, videos and marketing ideas and share stories of their journey since joining the group.

Real Estate Transactions Are 9.8% Higher Than A Year Ago

Real estate transactions are up as Australians have proven their preference for bricks and mortar as a sound investment, pouring their money into the property market and lifting its value to a staggering $5.6 trillion.

This is in direct comparison to superannuation funds which are worth about $1.8 trillion and our share market which is worth about $1.6 trillion.

New figures from RP Data reveal buyer demand for property has levelled out, but property purchasing is still at a high. Transaction levels are 9.8 per cent higher than a year ago with 351,738 houses and 140,277 units bought in the year to July.

The latest market report identified Darwin as having the property market with the highest long-term capital gain of any capital city. Its median house price rose by 8.2 per cent per year for the past ten years while its unit values went up by 8.3 per cent.

Sydney still had the highest capital gains in the past year with dwelling values up by a hard-to-beat 14.3 per cent. Sydney’s median house price was also the highest in the country at $750,000.

One Agent Loves The Freedom Offered By One Agency

Lindi Kim Sing first heard of One Agency when attending a Lee Woodwards Real Estate Academy training session. 

She noticed a number of One Agency Members, Tina Lee, Tony Quattroville, plus members from various Central Coast offices and on one of the days, she sat and chatted with them over lunch. 

“I liked the clever brand name of One Agency and we got talking about it, but using a franchise wasn’t a consideration for me at the time, as didn’t want to be tied up with the restrictions that it might have involved.”

Although One Agency isn’t a traditional franchise, Lindi was concerned about the potential restrictive nature of joining a real estate brand. She considered going out on her own even going into partnership with another local agent.  

In the end, it was a date that was the deciding factor for Lindi in setting up with One Agency and she joined on the 1st July 2014.

Prior to that Lindi had worked briefly with LJ Hooker in Balmain and for four years with Coopers Agency. Before setting up her business, One Agency Lindi Kim Sing in the inner-west of Sydney, Lindi spent three months working out where she would position herself in the market. She realised that the boutique agencies in her area are no longer boutique in their approach and so she found her point of difference and wrote a book called “House Proud”, which she uses alongside her pre-listing kit.

Unexpected Windfall for a New One Agency Real Estate Agent

I just had to share this comment with you, from one of our newest members, about how things have been going for him since joining our One Agency Real Estate group.

‘Paul, I know you said we would be taking home a lot more money and I get that, but what you didn’t tell me, and I’m just delighted, is that I feel in control, and I feel fresh and I’m really happy. It wasn’t expected.’ I’m delighted to hear it. And it’s so true, I hear similar comments from new One Agency Real Estate members on a regular basis. So many of them say they can’t believe they didn’t make the move sooner.

Under the spotlight this month is Trevor Manwarring from One Agency Manwarring Property Group in the Northern Rivers region of NSW, where he covers the areas of  Wollongbar, Alstonville, Goonellabah, Ballina and Lismore.

Trevor has worked in real estate sales for 19 years and he joined One Agency in September 2013. We asked Trevor to share his experience with us.

What do you love about your work in real estate? What drives you?
Helping people, whether buying or selling. I enjoy being able to help by taking away a lot of their stress and by guiding them in the right direction.

What attracted you to the One Agency business model?
I was in a position to stay where I was working at another agency and get no further ahead or go out and do my own thing, so I heard about One Agency and I contacted Paul Davies by phone. After a long discussion he convinced me to go to Sydney to one of their conferences to speak to other members that were already involved with the group as well as to get to meet Paul in person. The thing that impressed me the most was Paul’s vision and he also was quite particular on who joined the group to protect the name and its members. When I finished the conference I had no doubt about my future with One Agency and joined approximately one month later.

How is the brand working for you?
The brand has been excellent, people comment all the time how sharp it looks and how it stands out from our competitors. We even find that older people find it easier to read with the One Agency colours!

Would you recommend One Agency to others?
Yes, definitely. I always speak highly about the back up from Head Office and all of the other members, you only have to email or *Facebook or even call and there is always someone there to help. At One Agency we are all ONE.

What do you think keeps your prospective vendors awake at night when they are considering listing their property?
Which agent should I be trusting with my biggest investment that I own to not just sell it, but to give the service and feedback that they expect and the best value in todays market.

Tom Panos Rocks the One Agency Conference at Surfers Paradise

We’ve had some fantastic feedback from our two-day conference and would like thank everyone who attended and helped to make it such a successful event.

“Our very first two-day interstate conference was a major success. From the amazing speakers like Tom Panos, who nobody ever tires of seeing, he is simply inspiring every single time, to our surprise speaker Dane Atherton, who also was a stand out. Gary Pittard also shared his vast knowledge providing a diversity of information. 

Julie Davis and Neil Williams provided a valuable personality profile, which is great to assist in staff selection. Denise Stanley also helped keep our members businesses compliant. Advenda announced a new economical price structure and Tony Chadwick from Rype Ideas discussed the advantages of Google Apps, which is included in the email accounts for members. The number ONE attraction was the sharing and learning session from our very own members. 

The evening soirée was our first such event and thanks to Annie was a great success. Kate Maday and husband Andrew took out the best dressed. The One Agency ‘family’ shared and cared for each other as we always do and a lot of laughs were had by all.

ONE Great Real Estate Partnership

This father and son team from Launceston in Tasmania have gone from strength to strength since launching their real estate partnership One Agency Harper Property in July 2011.

‘Becoming the best agent and having the best agency in my area is what motivates me,’ said Dean, back at the beginning of 2013. ‘I want our little boutique office to be a real challenger to the other companies in our city, and that’s what really drives me. Competition!’

Dean and Peter Harper are well on their way to achieving this goal. They’ve  been selling homes in the Launceston area together for the last 12 years and have over 30 years of real estate experience between them. 

One Agency Harper Property took out the prestigious Best Small Agency of the Year award for Tasmania in September 2012 after just over 12 months in business and then they won again in 2013 – making them back-to-back winners! In the same year they were a finalist in the Launceston Chamber of Commerce awards for the Marketing category.  In March 2013 they were finalists for the Best Small Agency of the Year awards held at Parliament House in Canberra.  

They welcomed established and well renowned agent Katrina Coleman to their team in 2013 and in 2014 Josh Hart joined them, after working for six years at one of Launceston’s largest real estate agencies. Daisy Richardson completes this successful team as their administration manager and receptionist.

We asked Dean what attracted him to the One Agency business model?

‘I love the brand. I love the fact that we keep 100% of our fees. I love the support we give each other and being surrounded by other agents who are doing the same thing as me, running their own business!’

Sandy Morris joined One Agency in April 2014 and is the Principal of One Agency Sandy Morris in Canberra. 

She initially heard about One Agency through a former colleague at a large agency who had made the move and with his encouragement Sandy took a look at the One Agency business model.

‘The decision to join One Agency was not one that I made lightly. I had a great offer to join one of the other large agencies in town but I put quite a bit of thought into what I wanted to get out of the next 10 years in real estate. The freedom to run my own business the way I wanted to run it was the deciding factor for me.’

Once the decision had been made the rest flowed very smoothly for her.

‘Head Office took over and provided me with everything that I needed to get myself started and I had some very supportive vendors that followed me to One Agency so that was a nice start and I am thrilled with how it is going now.’

Sandy set up her business at home and the team at head office organised all the stationary, signboards, sold stickers and branding, helping to keep the whole process simple.

Under the spotlight this month is Grant Baker from One Agency Noosa in Queensland.

Grant has worked in real estate sales for the last 10 years and he joined One Agency in October 2013. We asked him to share his experience with us.

What do you love about your work in real estate? What drives you?
I love the flexibility of real estate and the unlimited potential on what you can achieve. Sharing the excitement and journeys with buyers and sellers as they make the biggest decisions of their life is fulfilling. Being in control of your own destiny and achieving goals is what drives me. Having lost my Mother during 2013 also motivates me to make her proud.

What attracted you to the One Agency business model?
The modern world of real estate is forever evolving and One Agency is at the forefront of that evolution which is why I chose to join the group. The business model is perfectly geared towards the self-motivated agent wanting to achieve personal success and retain all the profits of their labour.

How is the brand working for you?
The response to the brand from the market has been very positive and we are looking forward to making it even stronger in 2014. Administratively it has been extremely efficient which has been very important to getting up and running. It is encouraging to see some of the leading agents in the area keeping a close eye on our progress and sellers being so impressed with the professionalism and sharpness of our marketing materials.

Would you recommend One Agency to others? 
Without hesitation! I have worked for some of the leading agencies in the country and volume is at the forefront of their business models to make profit. With One Agency you can market as many or as few properties as you like, allowing you to focus more importantly on service and maximizing profits. 

What do you think keeps your prospective vendors awake at night when they are considering listing their property?
Confusion. Every vendor knows what their property is worth but they are then often confused by discussions with agents. It’s a massive decision when it comes time to sell a property.

Tom Panos – Real Estate Myths Debunked

In this blog, taken from Real Estate Business Online, Tom Panos busts some common myths about real estate:

Myth #1: The most successful real estate salespeople are born, not made
Fact:
Incorrect. Yes, a good agent may have a tendency and inclination to be a savvier negotiator with better people skills, but these are things that can be learnt and nurtured. Research shows that at a maximum, people are operating at 50 per cent of capability which means the majority of human beings are not realising their potential.

Myth #2: Agents that write $1m in gross commission do a lot of cold calling
Fact:
There is no evidence that seven figure agents do cold calling. Seven figure agents run an attraction business that is built on momentum; their prospecting is best defined as either “warm” or “smart” calling. They simply are nurturing contacts they already have. In marketing this is called “lead nurturing”. At one stage they did have to do cold calling, but most of these agents have got to a level where they are having more calls come in than calls go out.

Christmas Cheer after a Fantastic Year for One Agency

Christmas is almost here after an extremely busy and productive year at One Agency.

We’ve seen tremendous growth in the business and 2014 is already shaping up as we continue to welcome new members into our group.

We ran two very successful conferences in July and November at Brighton Le Sands which had record attendance and a great deal of knowledge sharing among our members. One of the big advantages of joining One Agency is the mutually supportive culture of our group and I’m pleased to say that this goes from strength to strength as we grow.
